Selling your home

Prep, price, photographs, and an honest conversation about how long it takes. We don't guarantee a price or a date.

Spend money where a buyer can see it

Priya walks the house once with a notepad and comes back with a short list.

What moves the needle

Light, paint, landscaping, and a deep clean. Replace the yellowed switch plates, fix the door that sticks, get the pressure washer on the driveway. Trim back whatever is growing over the windows. The front elevation is the first photograph and the first impression, in that order.

What usually doesn’t

A full kitchen renovation three months before listing. New flooring chosen to please a stranger. A staging package in a house that is already furnished reasonably. We will tell you when a repair is worth it and when you are spending twelve thousand dollars to make nine.

What buyers actually ask

Roof age. HVAC age. Whether it has flooded. What the insurance costs. Have those answers ready and documented, because a seller who can produce them immediately looks like a seller who has taken care of the place.

A number you can defend

We price from comparable sales in your specific pocket, adjusted for the things that actually differ: elevation, roof age, whether the comp had a pool, what the buyer’s insurance quote probably looked like. Then we talk about where in that range you want to sit and what each choice does to your first ten days.

Nobody can promise you a number. What we can do is show you the evidence, tell you where we think it lands, and be honest with you two weeks later if the market disagrees with us.

One good day

Professional photographer, one scheduled morning, house prepped the night before. We shoot when the light works for your exposure rather than whenever is convenient, which sometimes means waiting three days. Twilight shots only when the house earns them.

The listing copy says what the house is and where it is. The photographs do the rest.

How we read the first two weeks

The first ten days tell you whether the price is right: showing volume, saved searches, whether anyone comes back twice. If the showings are there and the offers are not, it is usually condition or something specific buyers are seeing in person. If the showings are not there at all, it is price or photographs.

We report that honestly, including the feedback you would rather not hear, and we adjust with you rather than waiting for a thirty-day review. What we will not do is tell you in week three that the market is soft when what actually happened is that we started ten percent high.

We’ll look it up properly and call you.

Give us the address and roughly when you are thinking. We pull the comparable sales, look at your specific block, and come back with a range and the reasoning behind it.

No instant estimate here, on purpose. An automated number does not know your roof age, your elevation, the renovation you did in 2021, or what the house two doors down actually sold for after concessions. It would be quicker, and wrong too often to be useful.
